Tom and Eva are moving along with their budget numbers as well. We can see what they are doing with their second floor to give us a guide to how their home and budget is shaping up.
For Example:
Tom’s upper level of his home is going to be a sleeping loft. It is mainly for his grandchildren. 80% of the floor area is going to be a loft that is open to below (Numerical Score 1). The exterior siding is a vinyl cedar shake (Numerical Score 1). He has no fireplaces (Numerical Score 1) or porches (Numerical Score 1). He does include a half bath with one sink for convenience (Numerical Score 2). His gable ends and shed dormer are both built using conventional lumber (Numerical Score 1). For his flooring he decided to use an exotic hardwood he found a small batch of at local supplier (Numerical Score 4). To finish his roof he has chosen a metal roof from the local building supply (Numerical Score 3).

Tom has estimated he will need for 200 square feet on his second floor to accommodate his 2 grandkids, a bunkbed and a ½ bath. He takes the $105 and multiplies it by 200 for a low range of $21,000. He then takes the $135 and multiplies it by 200 for a high range of $27,000.
Second Floor Cost Range: $21,000 – $27,000
